Terms of Service

These terms are an agreement between Featherton Ltd ("we", "us", CRO 586259, registered office 1 The Mall, Lucan, Co. Dublin, K78 ET20, Ireland) and the business that signs up to use blox ("you", the "Agency"). By creating an account or using blox you accept these terms and the Agent Terms, which form part of this agreement. If you sign up for a company or firm, you confirm you have authority to bind it. blox is for businesses only, not consumers.

1. The service

blox is online software for managing agents to run owners' management companies (OMCs): property register, accounts and invoicing, bank feeds and matching, supplier bills and payments, documents, tasks, communications, owner access, AI-assisted features and related tools. We may improve, change or remove features. We will give reasonable notice of a change that materially reduces what the service does for you.

2. Accounts and security

  • Each person has their own login. Logins are personal and must not be shared.
  • You choose who has Admin and Staff roles. Admins can invite and remove users, change roles and manage billing, blocks and bank details. You are responsible for everything done under your logins.
  • Keep your sign-in methods secure and tell us promptly at support@blox.ie if you suspect unauthorised use.
  • Give us accurate details and keep them up to date.

3. Your data and your responsibilities

  • You keep ownership of the data you put into blox ("Your Data"). You give us the right to host and process it to provide the service, under the Agent Terms.
  • You are responsible for having authority from each OMC to act for it in blox, for the lawfulness and accuracy of Your Data, and for informing the people whose data you enter.
  • blox is a record-keeping tool. It does not give legal, tax, accounting or property-management advice. You are responsible for your statutory duties, including the OMC's accounts, service charge invoices, tax filings, insurance and your obligations as a licensed property services provider. Review the charts of accounts, bank matching, budgets and calculations with the OMC's accountant.
  • Keep your own copies of anything you must keep. The service is a convenience, not a substitute for the OMC's legal record-keeping.

4. Acceptable use

You must not: break the law or others' rights; upload unlawful content or malware; try to access another agency's data or any part of blox you are not authorised to use; probe, scan or test the service's security without our written permission; overload or interfere with it; resell it or use it to build a competing product; or send spam through it. We may suspend an account that breaks these rules, putting others at risk, or after non-payment, giving notice where we reasonably can.

5. Fees and payment

  • Every new agency gets a 30-day free trial with all features, no unit limit and no card needed. After that, fees are a flat monthly price for your agency set by the plan for your total number of units shown on our pricing page, which we may change on 30 days' notice. Changes do not affect a month already billed. Every plan includes all features of blox, the member portal and migration help at no extra charge. Agencies with more than 2,000 units agree a price with us.
  • Fees are charged monthly in arrears by card through Stripe, based on the highest number of units in your agency during the month. No pro-rating.
  • A card is required when the trial ends. If no card is added by then, your account becomes read-only: you can still sign in, view and download your data, and add a card, which makes it fully active again straight away. Prices are shown excluding VAT; we add VAT at the rate that applies (currently 23%).
  • If a payment fails we will tell you. After a grace period of 14 days, your account may become read-only until payment is made. Your data is not deleted because of non-payment and you can still export it on request.
  • Fees are non-refundable except where the law requires.

6. Availability and support

We aim to keep blox available but do not promise uninterrupted service. We may carry out maintenance, with notice where practical. Support is by email at support@blox.ie during business hours in Ireland.

7. Third-party services, bank feeds, messages and AI

blox works with third-party providers (for example Stripe, Sendmode, Enable Banking and AI model providers). Their own terms apply to their services and we are not responsible for them.

  • Bank feeds. If you connect a bank account, you confirm that you are entitled to share its data (for example as an authorised person for the OMC that holds the account) and that you will connect only accounts of OMCs you manage. Connections are made through the bank's own consent flow and expire when the bank requires; you can disconnect at any time. Feed data may be delayed, incomplete or wrong, and is not a bank statement. You are responsible for checking it against the bank's records before relying on it, and for any matching or posting you confirm. blox never moves money.
  • Messages. You are responsible for the content of emails and text messages you send through blox and for having a lawful basis to send them. You must not use blox to send spam or unlawful marketing.
  • AI-assisted features. Results are suggestions and may be inaccurate. You must review and approve a result before using it. You remain responsible for what you send, post or record.

8. Intellectual property

We and our licensors own blox, its software, design and branding. We give you a non-exclusive, non-transferable right to use it for your business while these terms apply. You may not copy, modify or reverse engineer it except as the law allows.

9. Confidentiality

Each party keeps the other's non-public information confidential and uses it only for this agreement, unless the law requires disclosure.

10. Our liability

  • Nothing limits liability that cannot be limited by law, including for death or personal injury caused by negligence or for fraud.
  • We are not liable for loss of profit, revenue, goodwill or anticipated savings, or for indirect or consequential loss.
  • Our total liability to you in any 12-month period is limited to the fees you paid us in that period, or €500 if you paid nothing.
  • We are not liable for loss caused by your failure to keep required records or to review figures produced in blox, or by events outside our reasonable control.

11. Your liability

You are responsible for claims by anyone else (including an OMC, owner, tenant or supplier) arising from Your Data, your instructions, or your breach of these terms or the law, and you will cover our reasonable losses from them.

12. Ending the agreement

You can close your account at any time from the account settings or by emailing support@blox.ie. We may end the agreement on 30 days' notice, or immediately for serious breach. Fees already incurred remain payable. On closure, ask us for a copy of Your Data within 30 days; after that we delete it as described in the Agent Terms and Privacy Policy, except records the law requires us to keep.

13. Changes to these terms

We may update these terms. We will post the new version here and give 30 days' notice of material changes by email or in the app. If you do not agree, you can close your account before they take effect; continuing to use blox afterwards means you accept them.

14. General

These terms and the Agent Terms are the whole agreement between us on blox. If part is unenforceable, the rest continues. You may not transfer your rights without our consent; we may transfer ours with notice to a successor to the business. Irish law governs this agreement and the courts of Ireland have exclusive jurisdiction. Notices to us: Featherton Ltd, 1 The Mall, Lucan, Co. Dublin, K78 ET20, Ireland, or support@blox.ie.
